Exciting Transformation Ahead for Woodbridge Development!

We’re proud to announce the sale of a 9.7-acre parcel in Woodbridge, VA—marking a successful collaboration that brings new housing opportunities to Prince William County.

Originally zoned Office Mid-Rise, the property was re-designated as Neighborhood Mixed Use in the updated Dale City Small Area Plan. The seller added further value by rezoning the site to PMR (Planned Mixed Residential), positioning it for multifamily development. At the same time, Weber Rector Commercial Real Estate Services—with Carmela Patrick and Coleman Rector marketing the property on behalf of the seller—actively sought qualified developers.

What makes this project especially rewarding is the collaboration between the seller and the buyer, Trammell Crow Residential, to create a thoughtfully planned community—now known as Alexan Woodbridge. The development will feature 233 mid-rise residential units, including proffered affordable housing, community amenities, and architectural design standards that align with the vision for smart, high-quality growth in the area.

Construction is now underway, with a projected opening in December 2026.
